Miami-Dade

For a Miami or Miami Beach purchase, identify whether you are financing a house, a condo unit or a larger income property. A condo review should include building-level information alongside the unit value. Rental assumptions need to match the intended and permitted use.

Broward

For a Fort Lauderdale apartment or residential investment, organize the current leases, expenses and improvement schedule. Model the effect of any vacancy during work rather than treating all projected income as available from day one.

Palm Beach

For a Boca Raton or West Palm Beach acquisition, include association costs and any applicable membership obligations in the purchase analysis. For cash-out financing, distinguish the proposed commitment from cash left after the existing debt and closing costs.

The exit and a fallback

Explain whether repayment depends on a sale, a long-term refinance or another source. Show what changes if renovation takes longer, rent is lower or a sale closes later than expected.
